Janterra Real Estate Advisors Inc. (Janterra) is a multi-faceted residential and commercial real estate appraisal and consulting company founded by partners Janet Moorfield, AACI, P. App and Terry Rout, AACI, P. App in 2003.The partners identified a lack of quality information and reporting on the apartment industry and Janterra was created to better serve the appraisal needs of the apartment industry. An in-depth knowledge of the apartment market helped create better value for our clients and the industry.
Our clients quickly embraced our philosophy of in-depth knowledge and quality reporting, but were no longer satisfied with an apartment only specialization. To meet the broader range of our clients needs, Janterra expanded its staffing in 2006 to include single family residential form appraisal reports with the addition of Jennifer Doane. Our capacity was further expanded in 2007 to include industrial, retail and office properties with the addition of Brian K. Posey, AACI, P. App. The level of expertise was bolstered once again in 2012 with the addition of Jonathan Bannister AACI, P. App in 2012. Jonathan Bannister also brings extensive database management in his capacity as a former analyst/editor for the Marsh Report. Rounding out the Janterra team are four candidate appraisers, with one dedicated to single family residential appraisals, providing extensive research capabilities to the designated staff.
Janterra’s overall knowledge of and experience in industrial, commercial and investment (ICI) buildings and land valuation is extensive and broad. We have conducted valuations for vacant land and for industrial, offices and retail properties, ranging in size from 5,000 to 1.1 million square feet. These valuations have been conducted on behalf of both the public and private sector organizations. Our expertise in the multi-residential market is unmatched within the industry and flows from ongoing valuation and due diligence services provided nationwide.
Janterra has also successfully completed several specialized expropriation valuation assignments involving partial takings, working and permanent easements for municipalities and public entities. These assignments have been completed to satisfy a range of purpose requirements, including planning act, acquisition, disposition, potential development scenarios, expropriations, partial takings and closing of road allowances. In the course of completing these assignments, Janterra’s staff has been required to work closely with property acquisition and disposition negotiators.
Through several years of careful stand alone appraisals and national portfolio valuations, Janterra has established and maintains a large, national historical database. This long term perspective allows our team to spot trends, identify risk, and better forecast the future. We can therefore give our clients the critical element of “context” in supply and demand equation of real estate investment.
