Janterra Real Estate Advisors Inc. is a real estate appraisal and consulting company based in Toronto, ON, built on strong partnerships and many years of experience. Janet Moorfield and Terry Rout have been members of the Appraisal Institute of Canada since 1984 and 1988, respectively and are designated AACI, P. App. Accredited Appraisers of the Canadian Institute – Professional Appraisers. Janterra was launched in 2003 initially to cater to the apartment industry which required better knowledge and reporting to compete with other commercial real estate investments. Upon inception Janterra was involved in the largest financial reporting acquisition for apartment due-diligence at the time. Janterra continues to provide knowledgeable appraisal and consultant reporting to a broad base of clients within the apartment industry, nationwide.
The hallmark of the partners has been to provide in-depth research, investigation and reporting which clients can trust and incorporate into their investment decision making. The experience gained through working on some of the largest deals in Canada has only been possible through the trust of our strong network of clients. In recognition of our reporting knowledge and understanding, our client base demanded the expansion into other commercial sectors where the partners had previous experience such as office, retail and industrial land and buildings. Brian Posey and Jonathan Bannister joined our team to bolster our capacity and add depth to the company. The team now includes four designated professional appraisers (AACI) and one CRA appraiser (Canadian Residential Appraiser). In addition, senior level staffing is complemented by three Candidate Members all of whom are fully insured and in good standing with the AIC. The company now provides comprehensive real estate consulting services for all asset classes.
Janet Moorfield (AACI) is a recognized leader in the appraisal of private, government and investment apartment buildings across Canada. Janet’s team is actively involved in the financial reporting and appraisal management of several portfolios nationwide. Her apartment knowledge is geared to all aspects of residential real estate from single family to apartment investment trusts and includes planning, community housing and a variety of interests including easements and condo (strata). Janet continues to provide knowledgeable appraisal and consultant reporting to the apartment industry.
Terry Rout (AACI) has applied his former experience as portfolio analyst and asset manager (for one of Canada’s largest real estate pension fund managers) to his role as partner of Janterra. Terry continues to analyse the interplay between property type and location in all sectors of real estate investment. Terry is also active in large capital projects through the Expropriation Act including transit and road networks. Terry has provided written and visual evidence and expert testimony on the Planning Act before the Ontario Municipal Board.
Brian Posey (AACI) brings extensive Discount Cash Flow analysis experience appraising some of the most recognized office, retail and industrial assets in the Greater Toronto Area (GTA), as well as large municipal projects. Jonathan Bannister (AACI) brings extensive database management experience – gained through his time as a former analyst/editor for the Marsh Report. He also works closely with those in the investment, planning, municipal and development communities. He has developed strong land valuation and consulting capabilities based on his previous experience.
Janet and Terry both work closely with Jennifer Doane, CRA, on the valuation of single family dwellings and small multi-residential rental properties. The residential team provides a wide range of services including reporting for mortgage financing, matrimonial separation, estate, power of sale and infill development. The team is on the approved appraisal roster for most major banks and trust companies and it provides form reporting for management companies including National Appraisal Services (NAS) and Solidifi.
Janterra is currently on the appraisal roster for the City of Toronto. Janterra has worked for the City of Toronto since 2005 and has completed many appraisals including high-profile properties. We are also qualified to appraise for York Region and Bradford West Gwillimbury. Janterra is on the appraisal roster for Metrolinx – Metropolitan Toronto and Outside Metropolitan Toronto. Janterra is experienced in temporary constructions, surface and subsurface (strata) easements. Janterra also provides mortgage financing appraisals to many of the largest banks in Canada including TD Canada Trust, Royal Bank of Canada, Bank of Montreal and CIBC to name a few.
Our expertise extends from apartment properties (nationally), office buildings in the downtown core to industrial buildings in the inner city, as well as suburban locations. Janterra maintains an extensive database of historic land and buildings sales, rental rates, absorption and vacancy rates, as well as many other real estate metrics used in the valuation of commercial real estate. Janterra has access to many of today’s modern databases including the Toronto Real Estate Board, Realnet, Realtrack, Marsh Report/Marshnet, and Geowarehouse.
Our staff is fluent in French and Korean. Janterra has represented negotiations where the property owner’s first language was not English. Janterra is committed to sound environmental practices throughout its operation.
